Selling a property is a serious, important and even exciting step. As soon as you make the big decision to sell, you’ll have a million questions. We’re here to answer them – to explain the steps, the process, the highs and lows, the ins and the outs. We will tell you about your obligations as a seller and our obligations as your agent – we want you to be in control of the process, so we’re going to be working closely with you from Day 1.
So what’s the first question?
Knowing what your property is worth, of course. We are what we like to call accurate. We want you to have genuine advice about what price your property will achieve – a price that’s not too low but also not unrealistically high – the real value of your home. As an initial step, visit our online valuations tool. But nothing beats a visit, so we will call to you to get to know your property and have a more thorough discussion about its value – you can arrange this here. This is a free, no obligation valuation service.
The cost of selling is probably your second question…
Are our fees competitive? Yes.
Do you get good value for money? Yes.
What other costs should you anticipate? You will have some marketing costs. We will recommend an appropriate Marketing budget, as well as our fees, when we visit you at your property.
Next, how will people know you’re selling? This is what Marketing is all about. We use all possible channels to reach people. And we don’t only use property websites – we use leading customer relationship technology and use of social media to ensure we’re making everyone aware of your property. Check out our YouTube channel and some of our social media pages. Because how we talk to people about your home is really important.
Equally important: how long will it take to sell your property?
So that depends a lot on what sort of house you are selling, as well as whether or not you intend to carry out any repairs before you go to the market. What we can tell you is that we move quickly once you’re ready to press ‘Go’. Typically, once we have important information like photos, floorplans and the BER Cert, we will have your property live within 48 hours.
Another important question is whether we’re professional… of course we are.
We’re long standing members of the Institute of Professional Auctioneers & Valuers (IPAV). Interesting fact: Michael Lavelle is County Louth’s only Fellow of the Institute.
We are licensed agents (Licence number 003603), and we fully comply with Property Services Regulatory Authority regulations, as well as the (IPAV) Professional Code of Conduct. This means we are authorised to sell and rent property. If you have any questions about this, please ask – it’s important that you know you’re appointing a licensed agent.
